Post: Change locks - tenant keys stolen

The tenant in the ADU behind my house had her vehicle stolen (not from my property). Apparently her house keys were in it when it was stolen. I am expecting she will ask me to change the locks. Who covers the cost?

I'm renting out the ADU behind my house in Olympia and have a question about requirements for emergency plans for tenants.

RCW 59.18.060(12) requires that landlords inform the tenants if there is a emergency notification plan, emergency relocation plan, and emergency evacuation plan in place. Is it OK simply to say that there is not a plan in place? 

I can see where this might be useful in a large complex, but for a single unit it seems overkill - in the event of a fire, leave by the door? Or, am I missing something?

Thanks everyone! I'm proceeding with employment verification - bureaucracy takes a day or two. And I asked her about the credit pull a week ago - completely satisfied with her explanation.

I am renting out the ADU behind my home for the first time (my first tenant came with the house when I purchased) and am seeking some advice on tenant screening.

I see Landlord Solutions did a credit check about a week ago, but the applicant is still looking for a place. So I'm wondering if she was denied and what they saw that I don't.

She's spent the last 15+ years living overseas working for the Department of Defense, so I'm struggling with doing the background check. She has indicated that she lived in the same apartment for 13 years, but I'm not able to call the landlord to confirm and her credit report (mysmartmove) only shows APO addresses.

I will call her place of employment tomorrow to confirm her work and income. 

Anything else I should consider?

Good perspective on whether or not to do a 1031. I am planning to sell a townhouse next year and have been considering trying to do a 1031, but that requires work to make things align. Realizing I might be better off looking for a good deal and not being so concerned about the taxes.

A couple of questions come to mind from your post:

1. Do you need the cash for other purposes?

2. The property you would sell, is it providing the returns you want related to investment and effort?

3. What would you do with the cash?

@Collin Schwartz - I'm intrigued by Omaha and would like to learn more about the area and investment opportunities there. I'm looking for a couple of SFR and will be ready to purchase mid-2018 (hoping to do a 1031 with a property I currently own in Seattle and get better cash flow).

What do you like about investing in Omaha, other than the fact that you live there?

Thanks for asking. I'm looking for somewhere outside of where I live (W WA) to invest. I have been pretty randomly looking at various markets. In Omaha, I see homes available that meet a cap rate that looks decent. I need to learn more about the area to decide if it's a good bet. I'm open to other ideas, too.

Thanks for the perspective. I've been thinking about investing in real estate in Omaha (I'm out of state). 

BTW - I totally am doing the credit card hacking thing. If you have good credit and manage your cards responsibly, there is minimal impact to your credit score. Of course, if you're about to get a mortgage or such, you would want to be more careful.
