@ryanmatthes, don't want to sound redundant but make sure you are still cash flowing after you cash out with your refi.

I second @George Skidis, I purchased a home built in 1926, lead in the paint and in the pipes.  As for $130/hr is a price I've never heard.  I've come across $25 to $45/hr, however I'm not a fan of hiring someone who gets paid by the hour.  How does this person Clock-in or Clock-out?  How do you know the person actually showed up and stayed and did the work?  Better to get a quote for the job completed with materials rather than by the hour.

Faith, don't let the inspection hiccup deter you.  Go back and look at the numbers and offer what works for you. Let the numbers help you succeed.

Both Tim and Bob gave great  advice.  My two cents is go beyond the home inspection and consider an HVAC inspection and/or Sewer Plumbing inspection, especially if the home is pre-1975. Once you start Escrow, do your due diligence and take advantage of the time you have to look over the property more closely.  There is potential for wiggle room in lowering the cost but you need to have good grounds for it.
