What about new investments?  when you are starting out and cant have proof of income.  As I am doing bits and pieces everywhere and living from my savings.  Is community banks really the answer? any you recon in the area?

Hi, I have an apartment in Virginia I used to live in before being relocated for my previous job to Miami. I now rent that place and lose about $150 a month.  I am 13yrs into my 30-year loan at a 6% rate.  I want to take advantage of these low refi rates but have tried with BOFA (who holds the current loan) and the answer is "although you have never did a late payment on this loan, you don't have a job and monthly stable income."  So, two things:

A. how do I go around it?  small community banks?  how should I approach them?

B. the current loan is under my name as it is no longer my primary home, I wanted to put it under an LLC. but people tell me it is not doable unless I pay off my loan.

Can anyone shine some light?

PS. I have about 100K equity on that VA apartment, 100K in my current Miami apartment, and a free and clear house I just finished flipping in Miami -- how can I present that to show I am a trustworthy person who pays my bills on time?

Hi everyone, I am looking to flip a house in a great neighborhood in Miami. Father died and left the property in the daughter's name. ARV 410,000 it is a 4bed/2bath at 1400 sqft.

I am looking at an 80K rehab.  needs new bathrooms, kitchen, a/c (as it has none).  Other than that is sanding floors (they are hardwood), painting and adding lighting fixtures, fans, etc.

For me to wholesale..... I would start with 410,000 x .7 - 90K then I take my fee?  In other words, I would need to pay 197k? then the fee?

Is that it?  Sorry if it sounds stupid, but it is my first and it came from mailing, so I am a bit excited and want to make sure i do it right.

Hello experts, I am been reading lots about cold txt/email in Florida, but there are so many bits that I am afraid of trying (opt-in written consent, opt-out, etc).  Anyone out there has done it in Florida and could shine some light.  Don't want to break the law and end up with hefty fines. thank you!

I am rehabbing a SFH in an up and coming neighborhood. I went to see a vanity at home depot .... it looks beautiful, but feel CHEAP, plasticky $200. I know you get what you pay for. This is my first bathroom ... should I go for it or should I invest in a $400.

Hello! I am a newbie and working the probate angle. Went to the courthouse today and have a few questions for someone who has been in the biz for a while and has success with probate.

1. Any special way of a approaching the estate rep?

2. When they are represented by a lawyer, do you reach out to the heir or to the lawyers office?

3. A lot of times, the heir lives at the same address as the dead. Do you go after that too or it might be a rental and you focus only on the asset left?

Sorry these might be obvious questions. I appreciate any help.

Hi, I am thinking about rolling over my last job's 401K into a Solo, so I can do real estate investing with it. Does anyone recommend a provider?  there are so many and trying to vet them and it is a challenge.  thank you!
