Post: Any reliable painters in Baton Rouge?

Does anyone know any good, reliable painters in Baton Rouge? Specifically someone who is open to both small jobs (touchups) and larger jobs (rooms) during tenant turnover? I'm having a hard time finding one that is both and willing to do smaller jobs like touchups. Also, how do you guys handle touchups for areas where you don't have the original paint color for? Thanks!

My insurance company keeps significantly increasing the premium to one of my rental properties every year so I have started looking into other insurance companies. The insurance company with the lowest quote right now is Gulf States Insurance. Everything regarding coverage will stay the same except there will be no "Medical payments to others" coverage. Is there any reason to not go with this policy because of this? Anyone have issues with Gulf States Insurance?

How often do you guys have the handyman or HVAC person come by to tuneup for HVAC system at your properties? The HVAC guy I use recommends twice a year (spring and fall) but of course I would prefer just once a year? What do you do and why? What time of year do you have it done? Thanks!

Our loan offer said that since this is our fifth mortgage, that alone will cause us to have a slightly higher interest rate. Is that true? Anyone else experience this?

Hi everyone, I’m looking for someone to repaint some cabinets and fix two window sills that are in need of repair from moisture damage. Anyone have one they have worked with for similar projects and would recommend? 

The compressor to the AC unit for my SFH broke down and needs to be replaced. The compressor is still under warrantee but the technician wants to charge me $4500 for labor and other items related to it. This sounds like he's taking advantage of my inexperience and lack of knowledge in his expertise. Is there any way for this to cost that much? Thanks!

@Jennifer Delmore sorry I’m really not getting it. How does it go poof? It’s cash paid. Appreciation I can definitely see that go away in a market crash but cash paid is cash paid. It’s not like the market crashes and your down payment is gone. It’s not like the stock market.

I get that it’s unrealized but I still don’t see how it’s the same as true unrealized appreciation. It’s not appreciation.  It’s cash versus invisible money.

How would it disappear on a market turn? It’s not unrealized appreciation. It’s actual money.
