Bend is a long time cycle town - if you buy here be prepared to learn later that you bought at the top of the market.  If you are ok with hanging on for a long time - go for it.  But if you aren't sure, I'd hold off for at least a year and watch what the market does.  You also need to spend a winter here before you plunk down the money to buy at these prices.  Most people that leave after 2 years after buying here do so because they don't like winter.  We have about 2-3 months of summer.  A beautiful fall (with often snow flurries) and a long winter.  Be prepared ..... if a realtor tells you to hurry up and buy before you miss out, you should absolutely wait.  Bend is a long time cycle town - repeated that on purpose.

DSTs mostly have a minimum of $100,000 on a 1031 exchange, you'll need to find a representative with good contacts and relationships with sponsors to get that done as it would be a relationship based decision to deviate from the minimum investment amount. There are some with high debt that do have lower minimums, if you want to go this route you need to speak with an experienced DST rep.

There are no Section 8 DSTs ..... I know of some Section 8 in Ft Worth, Texas currently on the market in a trust that are being sold to restructure the assets in the trust.  Send me a PM and I can connect you with the Attorney handling.

it doesn't sound like it will qualify for 1031, the best person to ask is the managing partner of the LLC.

It's a bit too complicated to answer on a post, depends on an investors individual situation and risk tolerance and some questions needs to be asked before an answer is given ..... both are only available to accredited investors.

I can answer these questions but it's bit involved for a post. First I have never heard of a DST that ‘matures'. exit strategies are different on all properties and sponsors so there is not a blanket answer to that question and it is typically market driven. It's all about finding the right DST for a client just like any real estate investment. There are typically 30-40 DSTs on the market....the differences are too great to make a generalized answer.

Lane giving false information to sell something again.

1031s are a very effective and widely used tool for real estate investors.  To say they should not be done is irresponsible.
