Hi - did you ever figure this out? I am kind of in the same boat but with conventional end buyer. 

United Title and Escrow LLC - super investor friendly and do a lot of remote closings! Ive used them for lease options as well! Ask for Miriam!

I just came across this - know it might be too late and you've found someone already, but i would definitely recommend United Title and Escrow LLC based out to Woodbridge. I bought a property from a FSBO one time who was disabled and couldn't leave their home, title company came out all the way to La Plata. They are super eager to establish and keep a good relationship with you and understands the investments side of real estate. They've handled lease options for us and understand assignments, etc. PM me for contact info!

Are there any custodians that you'd recommend or have had experiences working with? 

And @Brian Gibbons this might be a silly questions, but in other words the SDRIRA is acting as an LLC? Or what do you mean allows an IRA LLC? If it is an IRA LLC, are you saying that you can control and make decisions without third party approval, paperwork, or fees?

Starting to look into self directed IRAs. The goal is to purchase one or two properties this year and would like to know what custodians do you recommend? When researching what are things that I should look out for?

@Joe Capobianco, I have the same question as @Chris Cozzens about the house - how much work does it need and what makes it a good deal? If it is a flip, then why don't you use hard money instead of buying FHA? You grow your money through a flip and now you are closer for a 20% down for the multifamily. And you can still use FHA for the multifamily as long as you don't do the flip under your name.

I recently had a client who closed on a rehab with New Funding Resources and the transaction went smoothly. 

And I've personally used Pine Financial Group, not local but just breaking into the DMV area. Ill send you a PM with POC.
