Congratulations on your success.

You would be one of the few that succeed big with FB.  Did you do the full program?  If so, how much did it cost you after the initial 2 day event?

If truly found $, I would:

use some to take a nice vacation

invest in RE as a private lender @10% or better.

invest in a short term flip project

Agreed.

The 401k, and it's nonprofit counterpart 403b and their non-employer based friend IRA, are excellent tools for a host of reasons. The first two should be utilized whenever and as much as possible and especially when employer matching funds are made available.

I'd recommend you check out David Van Horn's book on note investing published by BP.

$375/mo for insurance is $4500/yr.  Can that be right?

If so, ouch!  I'd take Jim K.'s advice.

Stop over thinking.

Stop thinking worst case scenario.

Stop inviting bad karma.

You've got a cute property with a nice backyard (that needs a little color on the front). Hopefully you also have an on time rent paying, no drama tenant. 

On to the next one.

As others have said, many of us don't invest in NY.  

In addition to other local meetups, you might also try REIANYC...they have a website and meetups and events occur pretty regularly.

Short answer is no.  It isn't so bad if the outcome of a house hack is a reduction of your personal expenses.  

Have you checked comparables in your area to determine if granite is needed?  If not needed, why spend the $.  

You can buy preformed laminate countertops at Lowe's and probably HD.  But a larger variety can be had if you buy the sheets and have them built on site.  Sheets can be up to 4' wide, 12' long.  They cost between $65 and $200/pc and come in a variety of colors and styles.  You need strips of cardboard or dowels as spacers, contact cement and a router.  

With a little patience, this is a decent DIY project.  There are plenty of helpful how to videos on you tube to guide you.  

A GC installed this marble look laminate in my last project.   

I installed this stone look - first time - for a different project.

They both came out pretty good. Their biggest enemy is a hot pot.  Otherwise, they wear great, cleanup is easy and they cost 60-80% less than granite.  

Continue with your original plan since the materials are already in and installations already scheduled.

Next time you turn the unit, you'll have options to consider.  And the time needed to consider them.
