@Andrew Johnson Thanks for your insight! I know you noted that you are an out of state investor, but you mentioned PA and East PA, would you have any advice or opinion on flipping in East PA?

@Bryan Pham, would you be willing to share a bit more insight on how you found your property and decided that it was a good deal? Also, are you planning to rent the property or flip it? I'd love to hear your experience!

Hi @David Song,

Thanks for your advice! I see you are from Redwood City, do you have any suggestions on where I should start my search for a potential flip? Also, what would be the correct amount to negotiate and buy below list for a potential flip? 

I was considering OOS only because while browsing through the forums, it seems like many contributors are advising against investing in California. Could you elaborate more on why you'd invest in California and share some of your tips?

Hi All,

My name is Karen and I'm currently in the Bay Area. I haven't really dabbled in real estate but have been doing a lot of research lately and decided that real estate investing is a path I really want to explore and be involved in. I'm particularly interested in flipping homes and buying and holding rental properties, but am not sure which one to choose. I know the first step is to focus in on one. Could you please provide any insight on how you decided which path was best for you? Also, from a lot of threads I've read, people are saying that they are investing OOS. For someone who grew up and lived only in California, what would be the best way to understand the market OOS?
