Amy A. It wasn't a Homepath property - it was part of an estate portfolio being sold. But that is interesting (and disturbing - I agree!) to know that's the norm for Homepath. Thanks for the info

Thank you to all who weighed in - I sincerely appreciate it! Here is how it went. I submitted an only slightly higher offer - a price I had estimated we would negotiate to and that I had run my numbers with. I figured I would be outbid but decided that would be better than paying too much. It turns out my offer was accepted nine days later. I'm happy to have gotten it for that price but remain suspicious of the listing agent's tactics (no I am not aware of his reputation). My agent assured me that agents are not supposed to do that, but there was no evidence offered of another offer so we will probably never know. Now on to due diligence!

Hello BP Experts! I'm a newbie who has been out looking, running numbers, and finally made an offer. Then I'm notified there is another offer and they are asking for "highest & best." How do I know there is really another offer and it's not a technique used to drive up an offer price? Is this what I should expect (in FL in the <$100K market)? Thanks in advance for an advice/education :)

I appreciate the tip on Reunion. I had been told by my RE agent it was too far out to be a strong contender, so I guess I have some more due diligence to do as far as location and vacancy. And owner usage would definitely affect profitability but won't be a problem in my case. I live even closer to Disney than the properties under consideration - but in a community that doesn't allow STR.

Hello BP community! I'm wondering if anyone has any experience owning a property near Disney for the sole purpose of renting it out on Airbnb? I have used Airbnb for my travel accommodation but never hosted. I live and work in the area, so I would look to manage it myself and just hire cleaners. Searching my Airbnb app for the equivalent of what I'd buy, there seems to be a lot of competition but when I check these properties' availability calendar, many are nearly full. Is this a reliable way to determine demand? Also, do you have to pay the sales tax and bed tax? Any insight would be much appreciated!
