@Tuvia Goldstein I screen my tenants with smartmove which once you fill in all your information you or the applicant pays for the background check and credit check. You can also send an approval or denial via email from the site. You can also use cozy for rent payments and work order requests. Hope this helps :)

@Cassie Chun put them on a payment plan. In texas we have a form called hold off eviction for this form it costs $200 which we hold off from lock outs and removing items in the household that's equivalent to the amount of rent that is owed. All we ask is that tenants pay on time on the date they provided .

@Nathan Simons in texas we will post an advance 3 day notice. Or you can do cash for keys to get him out and find someone who can make payments on time and 3xs rent .

@Elford Stephens if she wants to keep records she still can. It's just safer if she pays on line. It's a risk factor if anything is mailed. Paying online is fast simple and I'm sure she'll receive a confirmation email of payment.

@Bob Romano I would do cash for keys. You shouldn't put up with nonsense like that. The tenant needs to be more responsible.

@Cameron Riley absolutely, I deal with the problem tenants with a great attitude and take care of all work orders asap. If they are happy they will nothing to complain about. Positive reviews vs negative goes a long way.

@Nicholas Groover yes, but you have it under contract so they are legally obligated to specific performance and close the contract as agreed.
