@Karl B. That’s good to know. I’ll give that a try. But when I contacted her case worker about the matter in addition to other things. The caseworker said sorry we don’t get involved in that that’s landlord tenant issues. We only get involved for non payment of rent

@Anthony Rosa how do I ensure she pays this? Even with a notice. I can’t deduct it from the rent cause section 8 pays the rent in full.

@Theresa Harris I gave her advance notice that an exterminator was coming. She didn’t answer the door so I tried my key to let him in to do the service and my key didn’t work. And I have in the lease if workmen have to do a job and no one answers I will enter the apartment.

Hey BP

I have a tenant that took it upon herself to changes the locks to my property. She’s been unresponsive, I’ve called, texted, mailed went up to the property and still unresponsive. She is in violation of her lease by doing this which I’ve told her before. Her lease is up in October and I will be giving her a 30day notice.

What can or should I do in the interim?

This is taking place in the stare of CT.

Hey BP!

I already own investment properties in CT. I'm looking to branch out to another market and also try out the BRRRR strategy. I've done the buy and hold and I'm looking to explore another market. Where the properties are inexpensive and may need a little TLC etc.

Any suggestions for up coming markets?

@Chris Anderson wow what an experience! And that is my worst fear because this lady has a disgusting attitude. And I can see her trying to retaliate because I’m not renewing the lease. I emailed the case worker but I have yet to receive a response. I going to follow up again. Thank you!

@David Stone I’ve inquired about it but the responses I’ve gotten have been very vague. But if that is in fact the case that really puts me at ease. I will contact her worker again. Thanks!

Hey Guys, I own a rental property in Connecticut. I have this problematic tenant that I’m ready to get rid of. She never takes out her garbage on time, her son has costed me broken windows, I get noise complaints etc. In addition she is on section 8. Recently she said she had mice so I got an exterminator and when the exterminator came she refused to open the door. Not sure why but I tried my key to enter the apartment she changed the locks to my doors.

Long story short her lease is up October 31st, her case worker said I only have to give her 30 days notice but I want her out of there by the date the lease is up. Should I send her the non lease renewal notice In August so she has ample time to vacate the premise and find a new apartment. Or in September? Any thoughts ? I’m even concerned that she may damage my property beyond what her security. Can cover because she has such a bad attitude.
