It looks like it was started by Jay Hinrichs and Micheal Hanks. Appears some really bad stuff going on with these guys on Rip-Off report and I found an investment fraud law firm (Baldwin Mader Law Group) is conducting an investigation with all the investors who lost money with them. I also found out that the OR state just shut them down with a cease and desist (Case No. M-16-0298.) Any more background on these guys would be helpful for me too. I noticed several other investors have not been able to reach them and their website is shut down.

I screwed up a flip last year and it ended up being a BRRRR and it's probably my best rental. I'm slightly negative on the cashflow but after tax deductions I'm ahead and the better areas are taking off in TX. If the economics work after all considerations I would recommend keeping it if it's in the right area.

I've always used craigslist. There are a ton of screening tools. And as an owner/manager I have a lot more freedom than a licensed agent would have to run my business as I want as a landlord.

In Fort Worth Zestimates were almost 50% off in some areas and as time went on and they improved there formula it has become more accurate. I imagine in higher density areas it continues to be a challenge.
