We wanted a property in a warmer climate that we could also use for ourselves.

Commercial loan. 1031 Exchange proceeds from our first investment property.

I am preparing this successful STR in Great Cacapon WV for the market in the next week or so. It will be priced at $339,000. In 2022 the property has grossed over $34,000. Oh how lovely. I'm super interested in a quaint vacation rental in WV, MD, VA, or NC. I struggle with (1) wondering if it might be difficult to get cleaners in small towns (2) wondering where to go - with more popular places it seems so saturated but with the smaller cuter places I wonder how people find them! I've never heard of Berkeley Springs but I guess more local people have. I'm sure there's plenty of places in PA that locals know as regional vacation spots that someone across the country would never have heard of.
For example, I love and adore Shepherdstown and that area (Charles Town, Shenandoah Junction, Harper's Ferry (more known), and Frederick (fairly well known)) and some other small towns near National Parks and major trails and outdoorsy activities and historical sites have caught my eye, but I worry about those two things - can I find cleaners and will anyone book/too small town/too rural?
Then again I look at places I've stayed across the world and a lot of them are pretty random and how did I find them? I just did 😂 tiny houses and cabins and countryside inns in the middle of Europe 
Plus I'd imagine small towns have a special word of mouth charm.

@Ika Sargeant Hello! Yes I would be happy to discuss with you. I have 2 STRs in Morgan County WV and 1 in Jefferson County WV. So for the STR that I posted, our PITI (including flood insurance) is $950/mo. (11,400/yr). Cleaning is about $400/mo. (4800/yr). That leaves $16,800. Of course there are the non regular expenses, furnishings, small repairs, septic needs to be pumped maybe once per year. But the nice thing is that services are much less expenses in WV. We also use this property ourselves. So we have our own cabin to visit that more than pays for itself. Send me an email and we can schedule a call. have a great day!
