I have been researching HML's and so far Lima One Capital seems to have decent rates for first time flippers (3.5 Origination Fee, 12% Interest, 70% LTV, 90% LTC, 10% Down). Does anyone have any other recommendations for Lenders with similar or better terms?

Thanks for the Replies, Rick H. I may have worded the question wrong, I was meaning to ask "How should I" not "should I". You are correct though, I am looking for the most appropriate way to go about it.

I found a property near me that looked abandoned and upon researching it, I found out that the owner has passed away (1 year ago).  He is still listed as the owner of the property on an online county search.  I searched his name and found the obituary with the names of his children.  Should I try to contact the children, send a general letter (not addressed to a specific person) to the property, or is there another way to go about contacting someone about possibly purchasing the property?

Any recommendations for Structural Engineers near or in Anne Arundel County MD? We found a property we are interested in (for ourselves).  We noticed some possible red flags with foundation and yard grading. Any idea on what is an average cost for this would be? (1,428sqft+Basement 0.25ac lot)

Is anyone familiar with Lusby Maryland?  Whats the reputation of the area? Is it considered safe?  In your opinion, is it a good area to invest in?

Do Hard Money lenders typically loan to you when you plan to do most of the repairs yourself?  Anything requiring a license would be done by a professional, but my husband would like to do as much as he can himself.

Specifically for Anne Arundel County and Calvert County MD. What happens when you purchase a property at auction and the previous owners don't want to leave?  I am familiar with Cash for Keys but what happens if that does not work?  Are there laws that help protect them that make it hard to get rid of them?
