I’ve been reading extensively on strategies to minimize tenant vacancies through smart investments, and I’ve come to realize that many other factors play a crucial role when managing rental properties. I'm still learning and doing my research on STRs, MTRs, and LTRs. I would love some advice on which ones are best to invest in from individuals with experience like yourself. I'm in the military and TX is a place I will invest in one day; I'm not sure if I will be staying in Texas or moving until my window opens up in January.

My goal is to build a portfolio in Real Estate Investing starting with the Buy & Hold Strategy. 

My question is: What are great ways to start out building and diversifying your portfolio? How do I begin to step into the world of Real Estate? I'm looking to surround myself with people who have expertise in real estate investing. How do I find mentors and peers who can teach me about the industry?
