Long overdue comment: I made the visit to Lexington about 10-12 days ago and had a great experience visiting several properties and networking with some folks. Lexington has a very active and strong multifamily market with its own quirks. Was glad to meet up with @James Wilcox who graciously shared insights about the market. I look forward to going back again, hopefully, to execute on a transaction or two!

@James Wilcox, those are all great/helpful suggestions. I am currently working with some large brokerages, that do not currently have a primary focus on Lexington - this is just one of the many markets they cover. And therefore, the deals that I have seen from them so far have not really survived conservative underwriting very well. So I wanted to see if anyone knows of some good multifamily brokers that actually focus on Lexington as one of their primary markets - just hoping to increase the quality of the deals I am seeing.

I certainly wasn't aware of the USB and will be sure to look it up! Also good to hear about KY Life PM - will check them out as well.

Hello All,

Can someone comment on the multifamily market in and around Lexington, KY? I focus on B/C class multifamily assets – mostly 50+ units but also smaller ones with strong cash flow potential. I am planning to fly out there in a few weeks to tour a couple of properties and would love to hear from and meet some experienced folks who have been active in the market.

Specifically, it would be great if you could comment on the following:

1.What areas do you see as having most potential for 10+ unit B or C class multifamily

2.Any good Property Management Companies you would recommend?

3.Any good multifamily brokers that I should talk to?

4.Any out of state investors here on BP who have had success in this market?

5.Any good places to eat/drink and places where I can just talk to the locals

After my trip, I would also be happy to share with you all what I learn!

@Ben Koslof, Out of state investing can be a great idea if implemented correctly, as you already know. It sounds like you are on the right track. I have also been focusing on some of the Midwest markets but I focus mostly on syndications and larger multifamily assets. We can discuss further and exchange ideas if you are interested.
