Wait it out. Florida is about to get some changes definitely with the banks lol taking losses.....Florida issue a mandate civil structure report within 60 days with ALL BUILDINGS 20 yrs or older.....It's gonna hit condos big. SFH will go up....in all markets. Stay sharp and stay ready - start getting prepared now (either way ur going). Take my advise at ur own risks

Should you be?? Yes! That way there's 1 less investor in the market not getting a piece of the pie he or she can do something with now to better themselves 😉

Hello Liz.

Sorry you have to deal with a tenant like this. From what I'm reading - seems to be a tenant who's taking advantage of you guys but that's just my 2 cents.

On both Jackson County and Wyandotte counties - there's been so so much help provided to renters who's been effected by COVID. Also, those tenants are required to make declaration /forms signed by them and handed over to you or PM. There's actually a Kansas city regional covid19 funds in the millions that's been received. United services is the agency who's handling that. It's doesn't hurt for you or PM to call United services and ask about their process and maybe your tenant's status. I also posted a link for you to read. There's so many jobs available for people to get back to work. Also the govern stops people's unemployment to get their butts back to work lol. In all seriousness, I think you guys should off CASH for keys or start the eviction process to regroup lost rents just in case. Here's the email to Wyandotte County courts of you wanna just email them and ask if you can go ahead and file papers.

Kansas don't play like this! The tenant is protected BUT ONLY if they signed forms and those forms says....they are still required to make good On their lease and make some type of payment or get their assistance OR ELSE THE LANDLORD IS GOOD TO GO FILING EVICTIONS. They don't get both! Good luck!I

But in all honestly I feel thats a scary lender shooting themselves in the foot with crazy overlays I would just keep it moving and find another lender who will close the loan. Have you tried the same bank that funded the PPP??

Sidenote: I truly dont feel it has another to do with PPP. I am hearing thru my own due diligence how lenders are being really ridiculous with CASH outs refinances due to the LAPA's- bond/junk bonds/FED buying bonds blah blah circus stuff that's gonna trickle in the mortgage markets (for sure) ....again dont think its PPP or EIDL related but hey , what do I know ;)

Well I feel you’re not totally ready based on what you’re saying. I’m conveying a particular energy and it sounds like maybe you’re not sure yourself. And that can be a bad thing or maybe you’re own intuition. So my vote is NO! People love to blame someone for “any “lost of money , even if it’s $1.00 lol.

However if u do go for it and go against the grain

-Partnership will be key

-Definitely 1000% due diligence and then another 10000 % due diligence

- use all logic and get a commercial agent now for the competence

Full disclosures

I’m not too friendly towards unlicensed people as I feel these groups of folks mess a lot of things up and it gives everyone a bad name.

If unlicensed , you can perhaps pitch a finders fee or a consultant fee to a commercial agent 😉 because in the end , there’s a duty (IMO) to make sure you’re competent enough to handle this (or that or whatever u do !)

Yes they do !! If the rich smart will share it 2 out of 10 agents who will actually be well fit to do their jobs and I’m a real estate broker

On that note , get u a broker and not an agent 😊
