@David Lecko Dealmachine letters currently have a character limit (300 ?). Any chances to improve upon this? 3 Sentences do not capture recepient's attention in our market.

Our letters are typically 500 characters minimum and change up with subsequent mailings.

Our neighbor has his gate post encroaching 2 Feet into our property. Survey done and property line markers confirm that it is on our property. It was like this when we purchased property 2 years ago. An old fence that was encroaching into our property was removed by us recently and newer fence installed on property line.

Upon friendly requests, the neighbor refuses to remove his gate post. It is a sizable expense to cut, re-weld his gate and install new posts, which he wants us to pay for.

We tried to be friendly but to no good. We intend to send letter to him also thru our attorney demanding the encroachment be removed. Any other recourse or course of action to be taken take to get this encroachment removed?

If you're new, educate yourself a lot. Goto local meetups, read up the forums here and books. Then I'd suggest you buy your first place. A VA loan would help. Something with value-add, or allows you to build equity, that you can leverage for additional investments. DONT over-leverage. Dont buy at market value.

Sorry to hear about your situation. 

Sometimes you have to kill with kindness. I'd sit down with them and with positive affirmations have them understand that parting ways is best for all. They may have their reasons to be acting the way they have and ask them why. Show that you have compassion and are willing to listen, maybe even apologize for misunderstandings or expectations not met. Again, kill with kindness with the goal to get these moochers the hell out. If they're working professionals, its taking a toll on them too. Make them understand that its best to go separate ways. You may make out better if they agree and leave instead of a prolonged fight where you stand to lose months of rent, possible damage to your property and little or no recourse.

Here's my 2 cents..

If you are diligent in constantly self-learning new skills,  and honing your current skills, drop college and do your own thing. And like others have stated, maximize your time and resources if you do go this route.

James Altucher's articles and books on this were good reads, though I myself went to college.

College degree does provide a great safety-net. A job and paycheck will give you access to mortgages for 1st time buyers, your foray into home-ownership / house hacking / investing.

Carrying @Dave Foster's comment.  Job > saving > buy your first home (house / condo). There are lots of loan products for first time buyers including low down payment etc. Can do a 203k if you'd like to learn about rehabbing.

Do house hacking. Have room mate(s), have them pay you rent (your mortgage). Save and buy your second property.

I'd also advise to buy in locations where rental market will always be strong, not dependent on one type of employer or industry.
