@Jeff White, it's off of East Colfax. The location is pretty good I think. I grew up here but live in Atlanta now so I'm not sure about the quality of the area now. It's a side by side but the storage room with laundry hookup is what actually separates the 2 units so I'm not sure a buyer would want that closeness with another owner. The property was built in 1949 and we're planning to update the kitchens in both units and add new sinks to the bathrooms.

@Colleen F. we don't have space to add a carport but a shed might be an option. Thanks for the suggestions.

My siblings and I have inherited a small duplex in Denver that we want to renovate before we sell it. Each unit is only about 700 sq ft with no garage or basement space. Any ideas on things you can do besides additions to make the property more competitive with properties in the area that are slightly bigger or that have basements and or garages?

@Matt M., we will more than likely stay and renovate. I don't think he can afford to buy anywhere near where he currently is.

Hi All,

I was born and raised in Denver but live in Atlanta now. My dad has a duplex (2/1 each side) in East Denver and I'm wondering what our best strategy should be. He is living in one side and rents the other side out. He needs major rehab on the property and I'm wondering if we should turn the duplex into a 4 bed/2 bath SFH or keep it as a duplex and update it. He bought it in the 1980's and hasn't done any major updating since then. I've been checking comps on the the different real estate sites and they are all over the place so I figure local investors would be a better source. Thanks!!
