I have been watching the Everett market for the last year, and noticed that pricing for distressed properties, including duplexes, are either highly priced or go to auction. As for PM on rentals, I have one out of state and I have my Management Company deposit directly into my account for that unit-and I pay the mortgage directly. I have heard a few horror stories and learned from their warnings.

I wanted to get back to you on your questions - some of which were actually stated in my first flip post - but we all misspeak, it's ok. The house cost $80K, the first renovation was $57K and enclosing the patio was an additional $12K. I did my portion of sweat equity late at night for about 3-4 hours per night (and for about 8 hours on the weekends) - after the kids went to bed. I didn't do home improvements and shop all day - I was actually working full time for the Federal Government (I said I did the crappy stuff after work) - as I still do today. You can hang crown molding on the ceiling alone, but in smaller manageable sizes. I do know that base boards go around the bottom of the wall. I sold the home for $262K. You are free to do the math for the ROI. IKEA sells countertops in one piece square slabs (for islands) and cut to measure for counter tops - that can be fit into the back of a Dodge Grand Caravan with the back seats removed. If you use a dolly from the car to the house, and a towel on the floor; you can move the one large piece of countertop to the kitchen and ask your 15-year old to help you lift it and the cabinets in place while I screwed things into place.
