Hi! Anyone here own any mobile home parks in Florida? Are they lot rent or unit rent? Pros & Cons of owning MHP? Do you look for anything specific you look for when buying them? Do you usually have an exit strategy?

Has anyone ever purchased new construction homes to use as a rental? If so, how has it been? What do you look for with properties like this? 

If you’re going to invest in STRs make sure the person you’re working with to help you do that has STRs of their own or has experience doing it. I’ve seen so many people purchase STRs in areas that aren’t rentable or just not profitable due to taxes, insurance etc

Not sure what state you are in but in Florida you can select cash on a contract even if you are financing. What it does is essentially waive all financing contingencies. As for a POF you can get a HML to write you a letter & do a regular conventional loan (as long as property passes a 4pt or unless you can bind an ins policy without it)

@John Teachout I get a ton of them at my house too and they just get straight thrown in the trash. I actually hand write note cards that look like invitations...so they have a very high probability of being opened & read.

I am a licensed agent & I write letters to people all the time. I write them for myself but also for my clients. I think the letter needs to be structured differently if you are writing it for yourself as a primary, or as a rental, or for a client. I specialize in finding my clients & myself off market properties & probably more than 50% of my business is off market. I usually start by doing extensive research if the property is very specific ie. in a specific neighborhood/specific sf/etc., then I create a spreadsheet that has all the addresses on them w/ the owners names, then I research each one individually-- tenant occupied? rental? primary residence? then I research the owners & check to see if there are any specific things that might cause them to sell such as new additions in their household which may cause the need for a larger house or if there are any unpaid taxes or code violations etc. (motivating factors)-- then I usually call first. If I am not able to reach them then I write them a HAND WRITTEN letter and I give them the exact reason as to why I am writing it. I write my letters on blank greeting cards & hand address the letters so when they receive it they typically open it because they think its an invitation or something fancy... See below for example:

Dear Mr. ____,

Thank you for taking the time to read my note. My name is Kamilla & I am writing you this letter because I was driving around ___(Specific neighborhood)___ I noticed you have a property located at ___(address)___. I have been looking for some time to purchase a property in their neighborhood & yours matches my criteria. I wanted to reach out to see if you would have any interest in selling it or if you would be interested in entertaining an offer? If so, please give me a call to discuss or feel free to send me an email at __(email address)___. Thanks so much, & I look forward to hearing from you! -Kamilla

I also attach my card w/ my picture on it & all my contact info so that they see that they are receiving the letter from an actual letter & that the letter is not being sent out in bulk or spammy. I get really really good responses with this. If they do not answer to my letter then I just knock on their door. :)
