I share the same sentiments; i'm really against owning half duplexes etc however a call just came in today off one of my bandit signs and its a half duplex. i'm working the numbers and wondering if i may even consider it if the numbers work. We'll see. like you i prefer owning the whole duplex.

How many of you folks do purchase half duplexes and if so under what conditions.

As an agent myself, i'd recommend you break that relationship with the buyer agent. They are supposed to represent your best interest which includes submitting whatever offer YOU feel is right. I've noticed some agents tend to fear REO agents because they tend to be the 'BIG DOGS" of the R.E community and don't want to piss them off. I know that's true.

I would also suggest getting your License. That was one of the first things i did in setting up my business. It also helps save cost when you purchase as you get to keep the other half of the commission(less % to your sponsoring broker). I'm in CT myself and there are some great areas to invest here. Welcome.
