Thank you!  Hopefully there are some who can weigh in on this.   The seller is offering owner financing if the down payment is big enough, but what I have read online is that post and beam foundations can cause a lot of structural issues.  The owner also owes 4 years in back taxes.  He has put new roofing on the 4 plex recently.

I'm looking at a 4 plex that is distressed with post and beam foundation.  I've heard that some lenders don't want to lend to units with post and beam foundation.  Has this been anyone else's experience?

@Amir Magar oh, it's a live in flip with a VA loan, So was 0 down, just did earnest money and half of the closing costs. Its a lot cheaper to do a live in flip but your living in a construction zone half the time! Wasn't a complete disaster, as it passed inspection, just was very outdated! Looking better now though...

So I am a nurse, I've worked psychiatric inpatient units for veterans, non veterans, and pediatric inpatient psych. Also worked cardiology and respiratory ICU step down unit.  Currently I am an ER Case Manager/discharge planner, so I deal with patients that have complex psychosocial issues and complex medical problems.

In a nutshell, I got interested in real estate after being burned pretty bad in the housing crash of 2008.  I lost everything that I had and after I rebuilt my life, I wanted to know what I did wrong, what happened.   I read tons of books and found this website.  I started studying real estate markets and when I finally had my financials back in order this year, I bought a live in flip at a good price with about $3000 out of pocket.  

I'm a nurse, currently an ER Case Manager.  I enjoy my job but i want to replace my income with real estate and working on saving up as much money as I can.  I don't think I'll stop working, I love healthcare even though the system is so messed up, I think I'd really just want the flexibility to work as little or as much as I want.

I'm also looking to buy my second property before the year ends for @Brandon Turner end of the year challenge

if you think there may be drugs involved, that is another issue completely since there are children in the house.

From your post, I am assuming you don't have kids!  Yes, it is completely normal to have to do laundry everyday if you have 3 kids, especially a toddler! Yes, they make tons of noise and yes, it is incredibly stressful at times!  I understand how this would drive you crazy, but please don't assume that a coin washer will deter a mother from making sure her kids have clean clothing.  Also, the 1 yr old might be getting potty trained, at least possibly introducing it, every family is different so that's another thing.  Also cloth diapers are pretty popular now, so that might be another reason.  

What I'm really getting at it that having to do laundry everyday with 3 kids is completely normal.  I had to do laundry pretty much everyday when my son was a toddler and I just had 1 kid, with 3 it's pretty much a guarantee.  They get into things you would never imagine!

Do you have the utilities separate?  Its not fair that you should be absorbing the cost of doing laundry so much if you dont.  

Since you work from home, you may be able to soundproof your office.  If you do a Google search for acoustic soundproofing, there are many different options that could help you out for now.  Good luck!!!

Thank you @Josh Dorkin for changing my life and what's more profound, is changing my mindset. I would have to say this site is definitely a labor of love and would not be as impactful and amazing if it were not run by such passionate people with a clear goal. Thank you for all your hard work and helping people better their lives. I am also impressed seeing this site, which I feel is geared toward REI in the States, spread to other countries! BP world domination!!! Happy birthday!!! This site is officially as old as my son!

I have a friend who is a long term renter whose house got bought by Californians, all cash.  The buyers had a property manager who, after the initial year lease was up with the new owners, never returned my friends texts or calls about renewing the lease, and has not said anything about staying in the property.  They continue to pay rent every month and maintain the property themselves, but apparently there is no lease anymore, and whenever they try to get a hold of the property manager, she doesn't reply, so they just take care of the issue themselves.  Like I said, long term renter, been in the house over 20 years and maintains the property just fine, but it's weird to them and to me that the property manager hasn't even bothered to renew the lease or answer their calls.  Lucky that the renters really view the place as theirs and maintain it well, or else that place would go bad without proper management
