  Did anyone use realeflow.com for direct marketing? Any feed back pls? Or which one you recommend at initial stage. I want something economical to me.

     I have got list for mailing from county office. Now need help how do start direct marketing campaign. So much confuse about the process. Can anyone help me?I will heartily appreciate. I want to start this asap. 

Please advice: How do I mail card? 

Do you recommend any company such as vista print etc for direct mailing/?

Do you print cards? or type it?

overall how do I start this campaign. I am doing this for first time. I want to start this asap.

Correct. But can he be evicted with the force of police overnight? He at least needs few days to find another place.

Hi Everyone! I have a question for a friend of mine. He is living in this town home that is owned by somebody that he knows from his community. When the landlord bought this home, as per HOA policy, he could not rent it out during first year. So he offered my friend to move in with a very reduced rent and asked him to say it's his uncle's home if somebody were to inquire. That was 3 years ago. Time passes without any issue and they never signed any lease either. Now, my friend and this home owner have some personal issue on one matter and they had lot of arguments. So, to take the revenge, the angry and distressed home owner asked my friend to empty his home within 3 days or he would call police to empty the place. My friend is scared due to this. Is this possible that he can be removed from that place in this short time, especially when there is no lease? If cops are called, can they do anything? Please reply your opinion. Thanks a lot.

Can somebody please educate me on this topic below? Your help will be greatly appreciated.

Can I withdraw money from my IRA account for a rental property? If so, what are the requirements for it? My main question is if the withdrawal of money is property specific? If I have a contract for a good investment property with a wholesaler (and not the direct seller), would that be considered by IRA?

And how many days do I have to return those funds back to IRA if I am not able to close the deal on property? If it is too late to return the money, can I use it for investment in another property to avoid penalty?

Hello Everyone!

I am in the process of buying this property that needs rehab of about $30-$40k. I am buying it for a significant less money than it's ARV, so even after spending that much on rehab, the property will worth more than my loan + rehab cost.

I want to know about Homestyle loan. I have requested estimates from different contractors to submit to lender. I want to know, once loan is approved, if I have to go through those contractors only or I can do rehab as I want? Is it like I get the money from bank for rehab and I am free to spend it on its remodel? 

Can someone please explain how this process works?

Hello,

Anybody has any recommendation on good books that I can read to know more about how to buy properties from online auction and what to look for? I need to know what due diligence needs to be done while bidding online on auction sites before I realize it's too late.
