Thank you for the warm welcome! I was afraid to post in this forum because I was convinced nobody would say hello and I'd be the only person with a "0" next to their introduction. But, like a good little investor...I had multiple exit strategies.

#1 (best case scenario) Real people comment and I don't feel like an isolated newbie.

#2 Create fake profiles and comment on my post making sure to overuse the words "witty, insightful and thought provoking".

#3 Try again in 30 days with a better headline.

#4 Delete the post and pretend it never happened.

@Mehran K. I can absolutely guarantee ramblings. I can only imagine they will become more "colorful" as I get into my first project.

Bought a single family rental 2 years ago. The jury is still out on whether I bought the house or stole it...lets's just say I got a great deal. I managed the property myself with no experience and the internet as my mentor. My first tenant was a nightmare (on paper) and in real life, but I didn't care. I was just excited that someone wanted to live in the house and mail me money every month on the 1st...errrr the 11th...or the 22nd. About 3 months in I was wondering if the lease agreement was written in invisible ink. Needless to say...I learned a lot. Moved on to another tenant who was wonderful. Continues to learn and grow until the equity grew to the point I wanted to cash out. I'm interested in flipping to fund buy and hold properties. Apologize in advance for the long posts...I ramble and I find myself amusing. You've been warned. Can't wait to soak up all this great info and look forward to the journey. Pot holes are ok...hoping to avoid the sinkholes!

If everything else in the application checked out, I would rent to them without hesitation. They've had no additional arrests AND they let you know up front? That, in my opinion, speaks to their overall character. I had a tenant whose background check showed a drug conviction that was 6 years old, but no other red flags. A yellow flag, perhaps...but nothing that was a deal breaker for me. And guess what?! He was hands down the most reliable tenant I've ever had. One person makes the decision to drive impaired and gets home safely. Another person on the other side of town makes the same bad decision, but instead of arriving home safely, lives are lost and/or irreparably damaged as a result of their choice. How that person chooses to move forward from their mistake can sometimes be a better indicator of who they are than the mistake itself. Hope that helps...good luck with your decision!
