Post: Forms for Non Realtors

I'm licensed in Alabama and am not a realtor.

What forms can a non realtor use to close buyer and seller deals?

I've asked a lawyer (am waiting on a reply) however I would like to know how other non realtors are closing deals with a complete file.

Hi All,

I'm a licensed agent in Alabama that had to have my license put on inactive status because my broker had to let go of all non-realtors (some realtor thing).

Anyway, so now I have to reinstate my license and find another broker. However, no other broker can take me because I'm not a Realtor or their requiring me to become a Realtor as soon as I reinstate my license. I don't have that kind of money and was working on deals to be able to pay for the fees.

When my license becomes active again and I'm not with a broker can I do Off-Market/Wholesale deals until I get with a broker?

I've contacted my commission and they are very funny with words, however, they say that I can do deals as long as I am active.

Has anyone been in this situation before and have you done off-market deals to get by?

@Christine Huffer never heard of that before. Thanks for the info.

@Greg H. I'm in Alabama.

@Jessica Braker well because right now my license is inactive.

Hi All,

I'm a frustrated new agent that is getting pressure from everyone to become a Realtor and I don't want to. Because I don't I am being told I won't last long as a agent, I'm making a bad decision, you can't succeed as a non realtor, etc.

Everything was okay when I started in Sep. of 2018 (even though I didn't make one sale) and as of Jan. 2019 my Broker had to let go of all of her non-realtor agents, me. So now my license is inactive and I can't even refer or get a referral fee. As a household of one income the $$ I made from sales was going to go towards paying for my real estate fees (and possibly becoming a Realtor from all of the pressure). Now I have no job and a useless license.

I don't want my real estate license anymore and would rather do wholesale deals instead. Can I resend my license? Being inactive still requires me to abide by all licensing laws and I couldn't do wholesale deals. I just want to do real estate without all the BS.

Post: Who owns this type Land/Lot?

For land/lot properties listed in the MLS by an agent but not listed in the public records who owns the land?

How do I get access to land/lot public records like these?

I live in a developing city (Huntsville, AL) and this is "new" land. Usually cleared and ready to be built on.

I'm looking for investors/buyers that want to purchase property $1M+.

Online searches are like a needle in a haystack. Anyone know of any websites, groups, associations, friends, etc. that invest in these types of deals
