Thank you. In this situation she lost her job and i am being considerate to let her off the hook and terminate the lease early by 1 month, but she vacated 15 days early. I have already rent the property to a different party beginning AUG 2022

July paid in full ,  because she vacated by 15th, have 15 days credit.

My tenant vacated early (by middle of the month) but paid for full month rent, so i have 15 days of rent in my possession. There is a security deposit of 1month rent paid at beginning of the lease term

After move out inspection few days ago, we noticed several issues and damages that requires some work.  The fixing cost may exceed the security deposit money.

1. In Virginia state, would  the law allows landlord to retain the rent credit left towards fixing the damages ?

2. If landlord can not retain the rent amount left towards the damages, how soon the rent need to be credited back to the tenant ?

I have a tenant who applied for leasing and has about 615 credit. Smartmove screening has recommendation to accept him. When i was reviewing his prior criminal records history, i noticed a case against him (VA Statute Code Id: 32.1-314) back in 2018.

He pleaded guilty and court records website says he is been sentenced for 10 yrs. I guess he may be out on bail or settled with court with a fine. The guy works for a construction company and i feel he may having trouble managing finances. There is a co-applicant who seems with good credit and financials.

Have you ever come across situation like this? Should I ask tenant to provide details about his prior felony record ?
What would you recommend in this case ?

I have a couple who are interested in renting my property for short term. They are really nice and awesome.

They are currently displaced because there is a tree fall in their house and insurance is currently working with them get it fixed. THD (Temporary Housing Directory, Inc) reached out to me working as a coordinator on behalf of them. I have never dealt with this kind of situation and wondering if any of you have any suggestions. I have other rental properties, and usually rents with standard application process, background/credit checks and if they check out with 3x Gross salary, and good scores, then I usually rent it out. 


Let me know what do you guys usually follow or , what to ask for ? Does the standard application process and smartmove check work or, should we deal with THD or insurance company ?

I am planning to make an offer for a detached single family home (for investment) with SOD and sprinklers systems installed in all 4 sides of the house. (About 6k SQ.FT of lawn). I confirmed HOA doesn't cover external ground maintenance for a single family home. So, the lawn and shrubs maintenance is owners /landlord responsibility.

Do landlord expect tenants to pay for the full water bill including running the sprinklers ? or split the costs of the water bill (and some power bill) if landlord have to request the tenant to run the sprinklers during summer time ? I have checked with county, they do not offer a separate water meter for running sprinklers, so it all included in 1 bill.

Please advise how to go by this.

Hi there-

I am in the process of listing my new purchase (townhome) for leasing in VA, and I have an applicant who is willing to rent with good financials but recently filed for divorce. He owns a single family house now and planning to sell it once he leases the house. He mentioned the reason for leasing is primarily 1) downsizing , and 2) don't want to live in the marital property. He has a son and mom live with him. Do you think I can rent him if he checks out screening process ?

I wonder why he choose to move/lease when he already owns a house and add additional expense until he sells ? I thought may be, he was asked to leave his home, but the county records show that the house he owns deed is recorded on both wife and husband name. I am not sure what can i ask him to get more details here and make sure i am doing this correctly.

Please advise.
