Yes! Absolutely. I already have that money in t-bills! Hence I don't have this capital until next summer :) I plan to learn from now until then

T-bills are extremely liquid. You can sell them without loss before the expire if you want and still get all(most) of the interest owed for the period of time you held them.

 oh, lol, of course they are! I don't know why I thought I had to wait for them to mature.

My partner is going to buy a condo here soon that has no possibility for househacking, unfortunately. We're not married, so I will be paying him rent.

To give some more info, I live in San Diego where you can find a 1,000-square-foot home in a safe, decent neighborhood (although inland and less upscale) in this range. I am just starting to analyze some listings in the county, but I am also open to looking outside southern California.

My goal is to build my real estate portfolio in ten years to the point where I can live off of it. I know that's ambitious, but I think it's do-able, right?


- househacking/ADU in san diego
- invest in local san diego HML, let me know if you need introduction
- buy 2 asset 30% LTV in san diego, flip, rent it out for two three years, then sell

if you want serious money dont move money out of CA except if you're GP lol

If you had 600k to start in rental property investing, what kind of home would you go for? I will have that much available to me in one year. 

To give some more info, I live in San Diego where you can find a 1,000-square-foot home in a safe, decent neighborhood (although inland and less upscale) in this range. I am just starting to analyze some listings in the county, but I am also open to looking outside southern California.
