Quote from @Brandon Vukelich:

@Kaleb Johnson if you are serious about wholesaling, it is highly recommended that you hire a real estate attorney in your state to help you draft the docs you need, applicable in your state. Same goes if you're trying to wholesale in other states. Many experienced RE attorneys should likely already have something similar to your needs that can be amended to suit your business. I probably spent a few hundred bucks on my contract and assignment agreement. You are dealing with a real estate transaction and there is a lot of liability and exposure, especially for the inexperienced. You're not just selling a tv on craigslist or something. Looking for free or cheap paperwork online is not the route to take. Best of luck!

Would you be able to mentor me through my first deal ?

Where do you find the purchase and sale agreement contracts and assignment contracts and how do you know they are legit?

have you thought of wholesaling? I am a newer investor looking into that and Rochester is one of the best places to start. It takes pretty much 0 up front cost and you can make upwards of 10k on one deal.

I have not looked into Wholesaling. I don't know much about it to be honest. You got any advice on where to go to learn this? Do Realtors do this? Is it contradicting to be a wholesaler and a real estate agent?

Thanks for the Response!

Basically you find these distressed properties in pre foreclosure, probates, divorces, or just ugly vacant properties. then you calculate the Max allowable offer and if it makes sense you call up the property owner, get it under contract for dirt cheap, then you assign the contract to a cash investor for an assignment fee.

this is the general idea obviously it gets more in depth, but its finding deals that you would buy as a fix and flip or brrrr, and instead of actually buying it you sell it to other investors.

How do you start finding motivated sellers and cash investors in New York if you aren't allowed to cold call anymore?
