Sam thank you very much for the feed back I truly appreciate it. What I meant by seasoned investor is someone who has been investing in real estate for sometime and has very good knowledge of the different types of real estate investments.

I always believed in trying to work SMART and hard in almost everything I do. And now I am in the process of learning as much as I can absorb about the different types of real estate investments before I dive in.

I am asking the question primarily to hear the different points of view from people who are very well versed in real estate investing, who might want to share why a certain kind of investment delivers the best ROI like you have done in your answer to my question.
