I'm in the process of selecting the market I'd like to invest in for rentals. I live in Los Angeles, CA and will be investing out of state. What criteria do you look for in a city/market? What resources do you like to pull data and information from to help compare markets? Thank you!

Hey Jasraj, I am in the same position as you looking to invest out of state. I'm in the processing of selecting a market now. Once you decide on a state and city it's good to narrow it down even further to specific zip codes and neighborhoods. When I know specifically the type of property I'm looking for and where, I'll reach out to real estate agents and brokers who work in those areas. While you're looking for your deal begin putting the rest of your team together including the property manager and contractor. Definitely recommend reading David Greene's book "Long-Distance Real Estate Investing." Best of luck!

Hi Arun! I live in Los Angeles and am looking to invest out of state as well. I just finished reading David Greene's book "Long-Distance Real Estate Investing." Very eye opening to the processes we need to have in place. Some of the criteria I'm looking at are population numbers, crime rates, unemployment rates (though with the current situation they are constantly changing), job diversity, and average price to rent ratios.

Hey guys! I am a new real estate investor working to get started in rental properties. I live and work in Los Angeles, but am looking to invest out of state. I've been in the learning and researching stage for the past couple of years and am finally ready to take action. I'm looking forward to continuing the journey here on BiggerPockets and learning from you all! I'm currently researching which markets I'd like to get in to. If anyone has any advice for someone new to long distance real estate investing and possible markets I should explore for buy and hold, I'm all ears!
