Purchase price: $600K

No. of Units 27

Rented: 18

Vacant: 19

Fix Up Cost: $100K

Pro Forma Rent Roll: $259,000

Taxes: $24,000

Insurance: $28,000

Class C with potential. 

Please advise what other numbers will help.

Hello All, 

I'm in process to sign a non binding, based on securing financing LOI for a Four building Portfolio. I have done cash deals in philly on SFR (Thanks to BP I pulled the trigger) , but first time with multi in the Waterbury, CT area. Here are some specifics:

1) Four Buildings

2) 27 Units

3) Build able Lot (Confirmed by the City. 

4) 12 Rented. Rest are vacant. 

5) One structure had minor fire. 

6) One Building needs Gut renovation. 

Please share your thoughts and ask questions.
