I am currently undertaking a rehab property project and I am seeking valuable insights and suggestions regarding financing options. As I navigate the complexities of rehabbing a property, I find myself in need of creative ideas and innovative approaches to secure the necessary funding for this endeavor.

I am reaching out to this community in the hope that some of you might have experience or knowledge in the realm of property rehabilitation financing. Whether you have personal experience, professional insights, or helpful resources, I would greatly appreciate any information that could aid me in exploring various financing options.

I hope this message finds you well. I am currently thinking of buying a property  thats undergoing rehab, and I find myself in need of some valuable information and guidance to ensure its successful completion. The project involves a house that has undergone extensive interior gutting, leaving it in a state of near completion.  I would greatly appreciate any assistance, advice, or insights that you might be able to provide.
If you have personal experience in rehab projects or possess knowledge in any of the aforementioned areas, I kindly request your guidance. Any resources, tutorials, online forums, or even personal anecdotes would be of immense value in helping me.

landlords/property managers what's the best way to receive payment from tenants. Iput my first property under my LLC and to keep track of records and of all transaction what websites do you use? I've read some reviews on stessa but that's about it.

You can watch some local listings on zillow or something similar to see how long units are sitting. You can also call some local property managers to see what they think about the units and if they can get them rented/if they have the demand for them.

If you know that the units will rent pretty quickly and they're in good condition to rent then you might want to go for it.

 I would normally search up similar properties, but multifamily units are selling as fast as they are putting them up. I have an inspection on the property next Friday and an appraiser is coming Tuesday morning. I was planning on managing the units on my own, but a property manager sounds real good right now.

If it's problem is something you believe you can fix in a realistic time frame, without tons of work or tons of money, and you can get the units back in service--it might be an interesting deal.

Where will you get the fix up money if needed, and do you have the time to devote to this?

 glad you took the time to help :) property is in a good spot the town it's in is known for oil field workers. its called oil capital of north Dakota i sent in an offer at $330,000 and market value is $400,000 so they really want to sell the property because my offer got accepted. i found out that the property has been mismanaged for years and the landlord didn't want to deal with tenants anymore which i find really weird because who wouldn't want to make more money on the property? 

i ran my numbers on the property every unit is being rented at $1,000, when average rent in that area is $875 for 2 bed 1 bath (zumper has that information) but for SQR footage i would be charging more. i do find it weird that they are eager to sell.

Hey, what do you guys think about buying a 6 plex property, under market value property with one unit occupied. this would be my first purchase and I am concerned about not finding any tenants. How should I asses this situation?
