Hi all,

I'm just starting to dive into all the great info here! I would like to start looking for properties to buy and hold for cash flow (ideally) but am finding that goal is almost impossible to find. 

I live in the Southbay area and am looking to purchase my first investment property. A buy and hold property in the SoCal area interest me most since I will be close enough to self-manage. 

Any advice of markets I should look into specifically? Any experienced investors in the area with advice would be greatly appreciated.

Hi @Trevor Lohman

I am aware that your post is more than 3 years old, but in an effort to connect with first time investors in the SoCal area I came across this thread! So much of what you posted and the feedback from others was very helpful. 

I would love an update -- did you end up finding a property in Socal? I am currently looking in Long Beach, OC and certain cities in in the IE (Rancho Cucamonga and Loma Linda areas). I want a buy and hold property that is close enough to self manage. 

Any advice you have since you last posted is greatly appreciated!

We are looking to purchase our first investment property. How do we purchase a home (that will be rented out) using a "home owner occupied loan"? Has anyone done this before? Any advice would be very helpful!
