Me and partner are actively investing and buying in multi-family and office building all over the country. We raise money from passive investors. We typically open LLC and have equal equity partnership with passive investors. We are having one problem that we end up doing everything and not getting paid for our time. We want to open a real estate investment firm where we buy property with passive investors and have equity partnership with them. We would like to have Tenancy in common (TIC) kind of agreement with passive investors. Can someone guide us how to open an investment firm primarily dealing with buying commercial real estate assets please? Thanks

@Gary Grant Please try republic bank. Sometimes they would approve commercial loan with 15% downpayment. You would need approx $23,000.

I am planning to buy a multifamily property in Tampa, FL. What are the things to keep in mind to ensure the property is safe from flood or hurricane in near future?

I am planning to keep this property for long term, is there a chance it would get affected by rising sea level?
