1-4 family residential is exempt from HVCRE.

Since you asked about apartment complexes, not mom and pop stuff on mls, the buyer generally pays their buyer's rep around here.  That's if you choose to hire one.

An owner/operator with 6000 doors in Houston recently said that he has gone from 5 to 8% physical vacancy.  Exiting tenants cited layoffs.  These were b and c assets mostly in West Houston.  Perhaps there's still a play in downstream areas, and possibly midstream, but I'd avoid upstream.

I don't immediately get suspicious when someone wants non-recourse. The majority of our volume is non-recourse.

I don't know enough about the deal or the borrower to give proper advice.  If it's an inexperience issue, consider bringing in a partner that has enough experience to get a non-recourse loan if NR is what you're after.

Take someone like myself.  I have fannie mae experience on 100+ unit deals, and have offered to partner with friends if needed.

As for the two big companies referenced in this thread, you're not alone ... complaints go back at least 2-3 years on BP.
