Because Zillow is inaccurate or outdated (if not both), I avoid their numerical stats.  Have you looked into joining one-or-more of the R-E Investor "clubs" in Jaxvl?  I've belonged to several over the last ~7 years, settling on two currently.  They (i.e. 'all' the clubs)  provide opportunities for YOU to rub elbows with varied investor-types and their support groups [i.e. partners, lenders, wholesalers, rehabbers, handymen, flippers, landlords, etc.].

BTW, you cannot go 'wrong' following Brandon Turner @ BgrPkts.

A valid question, Stephen!  I got my FL Realtor Agent's license in 2016 and allowed my license to expire on Sept 30th of 2018.  Jumping through "101 hoops" again to earn NO $$ while creating a seemingly endless list of folks who were all-too-eager to TAKE my money isn't anything I consider worth repeating.  I was made aware of the unbounded IGNORANCE of many licensed R-E Agents, however.  Expect excellent results from good ones; expect nothing from less-than-good ones!  [So far, I haven't learned how to spot the difference up-front.  For sure, not from their 'claims'.]

Hi, Vanessa!  Since you're from "Central FL", I presume you live in-or-near Orlando.  As a 'newbie' landlord (& rental investor), you cannot go wrong joining your -local- Real Estate Investors' Assn first, and then becoming a 'frequent visitor' to Bigger Pockets.  If do-able, an annual "PRO" membership at BgrPkts is THE route to take.  Rotsa ruck!!

JaxREIA's $299 "individual" or "couples" membership is either (a) the biggest 'RE Training' and 'Self-promotion' bargain in Duval, or (b) a huge waste-of-$$ IF YOU DON'T ACTIVELY PARTICIPATE.  An active member since March of 2012, it continues to be an outstanding experience.  BTW, JaxREIA's dues drop to $195 for the second year, and to $95/year thereafter.  Attaboys to 'Bigger Pockets' for posting reviews like this one.
