So, reach out to 100 wholesalers and find the 2 that stuck it out in the market because they truly liked it and didn't want to "graduate" to flipping or buy-and-hold. My two cents...

 Thank you Andrew for actually giving some sound advice rather than coming on this post saying what "Can't" be done. As i have stated, i have also met a couple of good wholesalers as well. And you're right, they are those who actually like what they do. i'll keep reaching out, Thanks!

Hello BP!

My name is Kahil and i'm a investor in the chicagoland area. I'm currently partnered with a company that has specialized in commercial lending and now is transitioning into residential flips. To get straight to the point. Where are the 'Real' wholesalers? i've reached out to a ton of supposed wholesalers and have only connected with Two wholesalers who actually know what a good deal is(thanks again Larmon). The rest have been giving all sorts of unrealistic rehab numbers, false ARVs and sending deals from others posing it as their own smh. i know chicago's market is saturated right now and deals are difficult to come by, but i know there has to be more dilligent wholesalers than this. I have alot of weight on my shoulders as i am new at this company and my role is to find deals, off market deals in particular. Any help, advice, would be greatly appreciated. Thanks!

@Karl Krentzel  Thank you Karl! Those were some really awesome links you posted, im combing through them now. Also, i appreciate the breakdown of the codes of ethics. I dont see a problem at all with disclosing the fact that i would be a broker. I do however have a little concern about disclosing the "value of the property", any idea on how i can do that and still make a great wholesale deal?

Also, do you consider Wholesaling as a "niche", one that would be worth Focusing on as a Broker, or are their other "niches" to consider? Thanks again

@Chris Farrugia Thanks for the informative answer, and the Links! Can you please elaborate when you said, "First of all, you're not going to save commission when you buy most of the time (since you'll likely not be buying listed property. However, you're going to turn it around and save yourself the commission (at least half of it) when you sell". 

i understand buying outside the MLS as a wholesaling method, but need more clarity on the selling aspect and saving myself commission. Thank you very much for taking out your time to answer my question, your words have encouraged me immensely, and im more than ready to tackle my RE License!

Hello! I'm a 26 yr old beginner in Real Estate, and have worked on several wholesale deals. Recently i have decided to go for my RE license. In my few deals in wholesaling in Chicago i have ran across some Brokers who also say they are Wholesalers as well. I wanted to know how does this dynamic work? Also when i complete my License will I, as a Broker, Still be able to Wholesale deals?? If so, how do i do so and remain Ethical and Professional. Obviously since i have been wholesaling, my mind tends to lean towards investing and making a Profit for Myself rather than working on behalf of a Seller...any advice on how i can use my RE License to help me flip properties, and propel me to be a Great Investor??

Hello BP!! I've been a member on BiggerPockets for a few months now mostly absorbing information as I'm sure everyone does when first signing up here. I'm 26 years old Chicagoan, and have been fond of real estate and the idea of one day owning a lucrative portfolio since a literal child.

I've been simultaneously studying heavy while operating actively as a real estate investor/wholesaler ( i figured i needed to jump in and get active rather than being stuck in analysis). It has taught me alot in so little amount of time, and made me alot more street smart, rather than only being book smart. However, now after much contemplation and speaking to my uncle who is very Successful in RE, i am considering getting my Brokers License as a way to Upgrade my game. Now mind you my goal is to be able on Investor side of things, not be a traditional Broker. However as a Beginner, i'm considering the brokers license and experience of getting out there and closing deals would help me to be successful in the RE world, possibly more so than being a wholesaler. Wholesalers also seem to have a rep for being a bit "sketchy" which i don't like, though i know thats not always the case. But RE is what i want to Master, and my Business must be Professional. I realize being a Broker is not the only way to get your foot in the door or to be an Investor, but as a beginner( with no cash reserves) i cannot think of many more options. Is getting my license the right thing to do? What other options is there for a beginner to get involved?

If any of you started as a Licensed agent or Broker and used this to grow as an Investor or grow your RE business please share your story! its much appreciated from a young RE student as myself. Thanks you and apologies for being long winded.
