If so, anyone interested in meeting up before then - sometime in September?  It'll be my first one ever and I'd feel more comfortable seeing a few familiar faces.

Thanks for your responses. I am definitely wary of the fact that the seller doesn't have any docs to show and my agent doesn't want me to pursue the property because she thinks the numbers they ARE sharing are inflated, but it's in an area that I want to settle in for the long haul and that I'm quickly getting priced out of. It's been sitting on the market for a long time relative to almost all other homes in the area and I'm wondering if it's the perfect time/opportunity to put in an offer. It needs some work but it's not a gut job by far. For my first investment property, I thought I'd buy a multi family in the area I want to stay in long term even though it's a HCOL area. I know- most advice out there is to house hack or BRRR and rinse and repeat every year or two, but I'm pretty adamant about staying here and, honestly, my future investment properties will not be in this area. That's why I hadn't considered living in the basement apartment; I'd want to live upstairs for the next 10+years or forever :)

Hi everyone - I've been lurking for a while and still haven't bought my first investment property. A home I'm interested in has been sitting on the market for a while and I think I know why: It's a 2-family with a possibly illegal 3rd basement apartment. Fully rented. I'd be interested in purchasing if: 1) I can owner-occupy both the first and second floor apartments (the footprint is small and I'd like to turn it into a single family space) 2) I can make sure the basement apartment is legally habitable. Can I even legally do this? It would involve moving the renters out of both apartments and verifying that the basement apartment is rent-able. I wouldn't mind keeping that tenant if the rent is reasonable but the owner won't show any lease agreements or proof of income/expenses. Thanks for your thoughts on this. K

Hi everyone,

After many months of what the kids nowadays call "lurking," I've finally decided to introduce myself and become active on BP. I own in Hudson County, NJ (bought my first and only condo as a primary residence two years ago). I'm still in the learning phase of my REI path and wish I had found this community before I bought my condo - I should be house hacking!!

I probably have a year or so ahead of me before I actually purchase my first investment property.  I do still want to house hack, hopefully here in Hudson County, without having to sell my current place; so our goal is to buy a small multi-family, live in one unit, rent out the other(s), and rent out the condo we currently live in, as well.

I'm looking to meet other new and seasoned investors in the area and learn as much as I can while saving up for my first property.
