Cory referred an inspector. I recommend you have the property inspected then find a real estate appraiser familiar with your area and give the results of the inspection to him/her. Ask for a fair market appraisal.

What people do you have on your team? Do you have relationships with a real estate agent, property inspector and appraiser who is familiar with your area? At a minimum you should have these people and pick their brains. They can answer your questions.
