What are some of the reasons you chose the Renton market over other areas around?

Hi All!

Im a 26 yr old with a well stable day job with a huge interest in getting into real estate investing. Unfortunately, I live in Seattle where the housing prices are most of the time a barrier to entry.

I have been looking out of state but am not 100% sure what to look for. I understand OOS investing comes with a variety of different challenges.

I would assume the first step is to decide on a market.

What are the key factors you look for when deciding on a market out of state? What boxes do I need to check off when researching different markets? It seems like there are so many to choose from.

I am mainly interested in either SFR or MFUs.
