Thank you for this post and all the great advices and insightful comments.

I’ve only done a few flips since I focus more on BRRRRs and value-add for my rental portfolio. Like most have already stated, there will always be some type of curve ball in a flip, small or big. 

So I always try to plan ahead, triple check my due diligence, and be VERY conservative with my underwriting. Plan for the worse and hope for the best.

I noticed that you didn't have any initial "Rehab" to get the property rent ready so I can only assume that this would be a turn-key property. But you also mentioned it's an older house which will mostly likely will need some maintenances and CapEX in the near future. In my experience when buying older houses, there are always something needed to be rent ready.

If your ARV can support it, I would look into BRRRRing it and take care of the CapEx items during the process. Of course, all of this I'm only assuming since I don't have all the info. All the best.

I think both Ryan & JD have already answered your questions.
In my opinion, if you’re new to this, find an experienced investor/flipper and partner with them. It would also help if you bring a solid deal to the table in exchange for the learning experience. All the best to your journey.

Depending on what your goals are. But seller financing can be a win-win for both buyer and seller. I haven’t been on the seller side of this but have been on the buyer side a couple of times.

And definitely have your attorney draft up the agreement so that you will be protected. The buyer can also have the agreement drafted as well (which I did both times). Just make sure your attorney reviews it and make all necessary adjustments prior to signing. Hope this helps and best of luck.

All my investment properties are in LLC for liability purposes like you've mentioned. I've done multiple cash-out refi with DSCR loans. DSCR loans will not be advantageous when compared to conventional loans. But if you bought your properties correctly, it will work out. "You make your money when you buy not when you sale" is what most would call this. Hope this helps.

Great post @Joe S.! It's hard enough to just find a good deal on or off market. In my opinion, most newbie wholesalers inflate ARV so much that it doesn't even make sense. I invest in the Cleveland market and see wholesale leads like this on a daily.

I agreed with what everyone has already stated here: depending on your own circumstances. It sounds like you're still undecided on an asset class. In my opinion, you should hone in on what asset class you're comfortable with and just focus on that. It went through this process myself and found that it was much easier for me to start my investing career after. Hope this helps.

Hey Anthony,

@Jonathan Greene's reply is dead on. However, you can be more comfortable with your offer if you can have your GCs do a walkthrough and provide total rehab estimate prior to making your offer. Hope this helps.

Kevin, my investment properties are held in a 3 tier structure: operating LLC - Holding LLC - Living Trust.
