Hey my Utah friends! Looking for recommendations for good hard money lenders in here in Utah (or lenders that loan to Utah). Let me know who y'all suggest!

Hey everyone! Calling all people reading this from Utah (or people that have knowledge in the Utah investment world haha!) I am looking around for some good local banks that are great to work with when it comes to refinancing a brrrr property/investment property. If anyone has any suggestions, I would love to hear them.

Hey Everyone! 

This might be a dumb question but what is the difference between a hard money loan and a personal loan you could receive from a bank or a site like credible? Because I haven't really heard of using a personal loan as an option before when reading up on ways to build capital to invest! So I was just wondering if there was something I was missing, or if a hard money loan is very similar to a personal loan and that's why I've never heard it referenced?

So I currently have a real estate license, it just isn't active. I was looking to activate it but I was first curious to hear the consensus on having one when you are doing a direct mail marketing or driving for dollars strategy. From my understanding, if I was an active agent I would have to let them know so they could get representation themselves, or so they could sign something stating they were ok not to be represtented before I began talking to them about buying there house right? If this is the case, I was just curious how you might go about this when approaching a lead in either of these situations!
