Also Here's a couple of comps for houses that are about 800 sq ft smaller - 2611 BURLINGTON AVE N

& 2163 2ND AVE N, 

Sold for about $240/$250 sq ft and they were both 3/3. This house is planned to be a 5/4 and has 800 more sq ft. They both sold for $530 range
