On the phone with someone who has seen the house and wanted to talk to me before applying,"What's going to happen with the basement?" I'm like,"Nothing. it's an unfinished basement, it can be used for storage and laundry and not as living space since no egress sized window". That city does enforce that during yearly rental license inspections. I happen to ask how many occupants, and I never asked for ages,"There is me, I am 18, and my boyfriend who is 19, then another couple, and their baby". I ask if anyone is married and she says no. I'm like, well I'm sorry, that's 4 unrelated people, the max is three...then she is like, "Well, I don't know if the other two will be living there", and I tell her,"Look, if you try to sneak in other people the landlord will know and will then evict you and no one wants to deal with that." Then she's like,"Oh, well, we were married in court, not a church,  I thought you asking if we were married in a church...we are married, they are married..." and then I'm like,"That's two families. This is only zoned for a single family".

@Celena Lathrop and @Matthew Olszak since they are in a rush I thought if they knew there were applications I got before theirs that that would incentivize them to move on to another property...you disagree??

Yes they are in there at the top before the description of the house, and still I swear no one reads them.

@Matthew Olszak thanks for responding, but I know all that. What I don't know is how to respond right now. Ignore his request for a status update? Respond and tell him I can't process it because it's incomplete but not tell him how it's incomplete?...? Tell him that and that I've already gotten two other applications before his (and leave out the part that they won't work either)...?

How specifically would you respond right now knowing that one is a lawyer?

So, to those who say they just use an application being incomplete as a way to reject an applicant you don’t want...doesn't that anger people A LOT that you didn't give them a chance to complete the application?

I have a couple where only the man applied so far. So, it’s incomplete since no wife application, plus he sent no paystubs. It’s been 3 days like that and finally today he just asked for status on the application.

The wife is a newly minted lawyer with a many years at her firm as a clerk and from pictures just looks like a difficult person. Plus when she tried to schedule a showing covered up her entire DL except for her name, when I said I needed to see the whole thing, it was her husband who scheduled the showing. They are not in a protected class.

I’m also willing to bet that they lied about saying “no pets” on their application since the wife’s main FB picture shows 2 pets. And the husband had some significant criminal issues in his 20’s and 30’s, 20 years ago now. So, not the kind of people I want to anger. She may get all lawyerly and say I can’t prove those are her pets, or claim they are service animals or whatever. He admitted to smoking outside on the application, but our criteria doesn’t say no smoking (so people don’t see that and lie). Plus they need to move ASAP, haven’t been where they are a year so probably breaking the lease…

I don’t like saying that we are going with someone else when I don't have anyone else good (have two other bad applications) and I really want to do a price drop right now.

What would you do???

Voicemail from real estate agent" So I am trying to find the house, there is a 24 and a 28 but no 26 and no house that looks like the picture, so the listing must have the wrong address" I call back, agent is trying to insist the house doesn't exist at the listed address because her nav system had her in the right place. I'm like, look, I am also property manager of that house, it does exist, on the west part of the street, it does look like the picture, your nav took you to the east part!

@Eva Rosales sorry this happened to you. In our area, the utility providers have landlord programs such that if the tenant turns off power or gas, the utility reverts to the landlords billing info. And it sends a snail mail letter saying so. That's how I knew when my first tenant took off in the middle of the night 7 days later, when I got the letters from the utility providers.  I'm in Illinois where we have winters and basements and its a big deal if the power goes out, and now with those smart meters they turn off the power THE DAY the tenants says.

The city this house is in is fanatical about making sure there are no holes in the wall between the house and garage so fire doesn't have an easy path to get through, or carbon monoxide if someone leaves the car running...now I get it... these are college educated...millennials.

Lol, the two double aa's are right, but the positive and negative is wrong. Guess that's why we test these things.
