Selling all the contents of our MTR in Tampa. The house is a 4/2 with a fully furnished ADU. Selling all contents. 5 smart TVs, 2 couches (1 is a sleeper sofa), 4 queen beds, bedding, dinning room table, coffee tables, tv stands, and many other items. Purchase price: $317,500
Cash invested: $30,000

Medium term, 4 bed 2 bath. Updated, new roof 2023, new hvac 2023, electrical panel rewired 2023.

What made you interested in investing in this type of deal?

A friend who has experience in real estate.

How did you find this deal and how did you negotiate it?

Through my colleagues real estate agent.

How did you finance this deal?

Traditional bank financing.

How did you add value to the deal?

Using bigger pockets to run comps and the expertise of local agents/prop managers.

What was the outcome?

A year of learning and gaining confidence.

Lessons learned? Challenges?

You can run the numbers all you want, you won’t know until you do it. Don’t expect to make money your first year. If you’re a long distance investor you will have to learn how to manage the stress of not being there, networking is the key. If you can manage one from far away you can certainly manage one in your backyard. Skip the home inspector and get professionals to inspect the areas of your concern.

Anyone aware of any websites specifically geared toward construction crews or have tips for landing these type of tennants?

Was wondering if anyone would be willing to share and example of a balloon contract? Specifically, where the buyer pays the balloon upfront, finances for 3-6 years and then refinances to pay off the mortgage.

I have a brand new tiny home on wheels that was just built and delivered to a rental property of mine in Tampa FL. Unfortunately, the builder I used is unfamiliar with the Tampa area and did not know about certain building codes when it comes to tiny homes on wheels. Long story short-he mostly builds for people in Pasco and Pinellas Counties where the codes are slightly different and now I either have to spend a few more thousand dollars or try and sell it. Yes, this was my fault in not doing enough research of the area and what they allow. Is there anyone in the Tampa area looking to purchase something like this? I can provide photos when requested.
