Rental estimate: $1250/mo

Purchase Price: $82,500.

ARV: $140-150k

Repairs needed: needs cleaning, carpet, kitchen.

Whats up BP!

So here's the thing, I'm new to RE investing but I know a few people that would be willing to invest with me. I have PML A that has money in the bank to lend to me. I then have PML B with money in a Self-Directed IRA which would like to invest with me as well. Would this by definition mean that it would be a syndication? I'm now at a point as to "how do I get this done correctly?" Do they lend to my LLC? How would I go about with Promissory Notes and Deeds of Trust? Does the Title/Deed have to be in the name of the PMLs? Can it be under the LLC?

I was thinking to keep everything under the LLC as an additional exit strategy for my Fix/flips. If, for some reason, we don't sell in the specified time frame then I would cash-out refi and pay all PMLs with the returns promised.

Any input will be greatly appreciated!

What's up everyone!

I hope to get some response...

I'm looking to invest in Baltimore to flip a house. I have a potential listing but it would need a full gut rehab. The owner even told me that all metal and wiring has been removed - no plumbing, wiring, assuming no HVAC, gas line, and hot water heater. The property also has active mold. This property doesn't scare me and it actually kind of excites me to see what I can manage. This would be my very first flip/investment.

Purchase Price 20k

Rehab - Dont have enough details for this.

Comps - 180k

My main question is how hard/much would it be for the mold removal and also placing the pipes, wires, etc.

Seems worth it to me but definitely a tough one.

Please remember I'm a newbie and I'm really just trying to see what's out there and get opinions on things.
