Thanks everyone for taking the time to drop a line of advice. I have already read the "Guide", I have done a lot of reading the past 12-14 months. I began listening to podcast of "Lifestyles Unlimited", but have turned to the BP Podcast.

What gym? My wife and I are members at Title Boxing in Olathe, KS. Sounds like your group is really doing great, multiple deals at once is exciting, hopefully someday soon I will be there. I would love to do this full time, and just be a silent partner at my gutter and sheet metal business.

Thanks for the vow of confidence, I'm watching 2 possible deals right now, putting together a plan for financing the buy and fix....

I'm looking into building a Bank Book and opening a line of credit. I have GREAT credit, and have been debt free except my home...now my rental as well....for 1 1/2 years, whoever, I don't want to tie up my liquid cash in the process. Creative ways to finance is my main focus at this point.

I purchased my first rental last year, 8 months later, I'm looking for more. My first goal is 20 units, but would like to have an occasional fix and flip if the opportunity comes. I am mid 30's married 12 years, with 3 children. I run a small family owned Seamless Gutter and Custom Sheet Metal company, but I'm tired of being "OK" and want to be FREE!! Real Estate gets me excited. I want to build and leave a legacy for my family.
