I truly appreciate the advise.  Boulder is the ultimate goal but we have very low inventory currently.  I will keep your points in mind with my research into college towns.

Hello BP Community,

I am newer to investing and am an agent in the Boulder CO area.  I want to begin my real estate investment career this year.  I am interested in investing all over the US but want to stay near college towns.  What are important items to consider when looking for a great college town to buy rentals?  I would like to begin with using my own money, stay in properties under 100k.  Any suggestions?
