I am actually looking to start a PM company in the Sacramento area and was asking these questions as a starting point for understanding some of the issues and problems that investors and owners have with PMs.

I am trying to find a niche that I can excel at and a specific competitive advantage in the industry.

Hello BP,

I want to know what you think about the true costs of filling a vacant unit. I am not looking for a number here as all regions are different in this respect. What I would like to know is what are the cost elements in finding a tenant.

 Yes, that is pretty much exactly what I am talking about. 

One option for me is to find an investment broker as @Mindy Jensen said, get my experience, then get my brokers licence. 

I want to start in small multi family investments, then graduate to larger buildings.  But larger buildings obviously have different requirements.

I am planning/preparing for a career in real estate.

Basically, I want to get my real estate salesperson license, get experience in the field, get my brokers license, and start a company. 

Here is my dilema: I am unsure of how some aspects of real estate practice interacts with other areas of the industry. For example: I know that I am interested (at least for now) in multi family buildings, small and large, and that my company could (should?) manage them. 

But, what if I still wanted to represent residential buyers and sellers? or commercial investors?

How many "services" to provide and in what combination do we provide them?

Is there any advice for which 'services' to combine for my business model?

Hello BP,

I am glad to be here, this is obviously my first post but i am excited to start engaging with other members here. My interests in real estate investment are buy and hold cash flow properties, and I will eventually use these smaller multi-units as leverage to acquire some small apartments. 

I am looking forward to all the Webinars, blogs, the forum and eventually networking with people who have the same passion for real estate.
